Landlords urged to replace boilers
Landlords should employ plumbers to install new boilers in their properties, according to a property expert.
David Lawrenson of Lettings Focus also suggested that landlords could still claim the cost of replacing the boiler as a tax-deductible expense.
Most landlords opt for a ten per cent deduction from net rents as an annual wear and tear allowance rather than replacing their older boilers, claims Mr Lawrenson.
However, he explained that "a landlord letting furnished property and claiming the ten per cent wear and tear deduction could replace an old boiler with a modern new efficient one and still claim the cost as a valid expense".
This is because the deduction criteria also apply to the appliances supplied by the tenant in an unfurnished property, such as furniture and washing machines.
However, the current rules supplied by HM Revenue and Customs are unclear.
The Gas Safe Register will replace the Corgi gas registration for handymen and plumbing engineers from April 1st 2009.
